Problem: Chillers represent a substantial capital investment and are a significant contributor to operating costs in institutional and commercial facilities. Bossier Parish Community College relies on its comprehensive preventive maintenance agreement with Storer Services to diagnose problems in advance. During our annual stop inspection of their 17-year-old chillers, our technicians noticed the tube sheets were showing signs of minor erosion, corrosion, and pitting.

Solution: To prevent any further damage and additional equipment problems, we removed the water-box covers, brushed the tubes, and flushed clean water through the system. The heads and tube sheets sandblasted to remove any rust and corrosion. Then a metal building epoxy coating was applied that filled any pitting or voids between the tubes and the tube sheets. The epoxy coating was then applied to the heads, tube sheets, and water boxes to seal the surfaces against further corrosion.

Legacy: Each chiller was returned to service and ran properly. Because of the comprehensive preventive maintenance agreement that BPCC has in place with Storer Services, they were able to avoid additional costly repairs. Still, more importantly, the life of the equipment will be extended into the future.
